GETTING STARTED
- An Estate Representative Package along with a preliminary competitive market analysis will be submitted to you and/or your client.
- We discuss the pricing options, my suggestions to improve the marketability and develop a strategy to obtain the highest possible net price.
- We complete the probate listing agreement, and I develop the marketing plan for the property.
PREPARING THE PROPERTY
- Upon the estate representative's approval, I contact a CREIA licensed property inspector to inspect the property and provide a property condition report.
- If necessary, I contact outside vendors for bids on repairs and submit them to the estate representative for approval. Including:
- Professional cleaning services
- Flooring repair
- Landscaping maintenance service
- Distribution of personal items
- Paint contractor
- Utility providers
- I submit weekly updates to the estate representative along with photographs documenting the repair process.
MARKETING THE PROPERTY
- I will apply the best possible up-to-date methods of exposing the property to potential buyers.
RECEIVING OFFERS TO PURCHASE
- I submit all offers to the estate representative along with an estimated net sheet of the proceeds.
- I negotiate with the buyer's agent on behalf of the estate to obtain satisfactory price and terms.
- I will attend the court confirmation hearing, if applicable.
FOLLOWING THE NEGOTIATING PROCESS
- I contact the escrow company with all the agreed upon contract information.
- I coordinate with all the various entities and submit weekly progress reports to you.
- Once the property closes escrow, a proceeds check minus all liens, closing costs, will be generated.
- I am still available for any questions or concerns; your satisfaction is my #1 priority.
TASK COORDINATION AND DETAIL MANAGEMENT
- I handle the details...all of them. I will make recommendations to you on cost effective ways to improve the property prior to sale. I provide you with choices of service providers; you always make the decisions. I coordinate with the service providers and follow up to ensure quality. And of course, if you prefer to sell as-is, I can still assist you.
